    Does anyway know of any good custom home builders who can build units ? Not after a stock standard development. We want to live in the unit so something abit more modern / custom. Any recommendations would be great :)

    Try Westnet Constructions. They will finish construction on-time and way cheaper than big boys charge and quality is second to none.

    Do you have a design in mind? It might be better to get the design done separately and then float that out for quotes/tenders?

    Would you be comfortable using them in thus economic environment

    Some big builders are coming in at reasonable pricing??? Just curious

    Summit, Dale Alcock...... also know people very happy with these builders

    Yes, mainly because i know one of the partner and his family. He is not someone who will take undue risk just to win business. Having said that, i will be very careful with any builder whom i do not know. At the end of day, whether its small or big builder, as investor we need to take risk and cover it in form of getting builder's insurance policies before you pay any large amount. Main advantage with small builder is many of them will finish construnction in appx 6 months. You just need to find right one. This guy has almost finished his 3 units single storey project near Fremantle area in less than 6 months.

    Even with builder whom you know, there is always risk. One of my friend in Melbourne had bad luck with builder. He got 2 of his builds done cheaply
    So for 3rd one, he paid 50k in advance without getting builder's insurance policy and later on builder went bankrupt.

    One of my colleague's relative got actually more money from builder's insurance policy afyer builder went bankrupt as builder had delivered roofing material before he went bankrupt. I dont remember the name but it was fairly big builder. This was in Perth.

    Hi Martinez @Angad Singh from Sadhana Constructions specialises in building for developers in WA. They are doing the build for a project I'm currently involved in. Very open and honest people to work with, well worth giving them a call.

    looking at developing 3 villas, but corona got in the way

    I got a quote from Dale Alcock, $1500 per sqm, way too expensive

    Very good at selling beware

    Do you mind sharing what product came in at $1500psqm
    I believe it was 3 villas - but size/bed/bath/garage and spec?

    Did have a look on their website at their single house prices and yea they did seem a little higher

    3 villas. 3x2 Turnkey, approx 160 sqm

    mid range spec ie stone benchtop, full Height tiling, overhead kitchen cupboards

    You could also visit their office and view all their products

    Yes. I had a look what $330,000 gets you, then $400,000 and I wasn't too impressed. Very featureless too!!

    apparently im not allowed to (without a 14 day quarantine haha)

    I guess the 3x160m2 (480m2) allowed prices to come $1500 as they appeared to charge more based on advertised prices.

    How much are you aiming to pay?

    Either way good luck with search

    Im also looking at opportunities in Perth but with a develop and hold (cashflow project)

    Yowzers that is pretty high. So approx $720k for the triplex - I assume that price includes sitecosts and headworks but still that is not competitive for single storey villas.

    Especially knowing how much they have inhouse, ie their own siteworks, own concreters etc etc and that it would likely be a 75mm slab not 100mm and I could go on.

    So what are good prices around Perth for construction? I remember paying $600 for a triplex build about 5 years ago, high spec, large rectified tiles floor to ceiling, stone everywhere, full frameless glass, double garage, 34c, acratex render etc etc.
