    We decided to sell our 2 bed villa in Western Sydney. We bought it in 2009 with an existing tenant. The idea was to renovate when he moved out, but he never did. In 9 years we spent $150 replacing the cooktop.

    We gave him notice and after the cleaners scrubbed over 12 yeas of grease off the walls and doors we renovated.
    I had not considered styling a properry before but we were worried as the market was slowing and it was winter.
    We had 2 open homes (morning and afternoon) and sold. The styling (plus our amazing reno) LOL sold it. One the same as our but with a slightly older kitchen has been on nthe market for 5 weeks. They have dropped the price twice.

    Great result! Looks a million times better!

    Did you do all the work yourselves? Quite a bit to be done :)
    Is the kitchen painted over original shell, handles and new appliances?

    We paid a painter and floor layer. Electrician put in all new lights. Did the rest ourselves.

    Not too much really- Rip kitchen out, put new one in, tile. In the yard straightened up some pavers, bought plants and panels. Bathroom, we just put in a new vanity and changed taps, soap dishes etc.

    Chalk and cheese. Looks fabulous. This is a perfect example of why it is worth roughly $5k to style. You’ve added way more than that.

    That is a great scope and significant change to the property!

    Im thinking this might be the area of work to chase investors for-
    Quick turn around spruce ups for sale or for rent increase between tenants.
    Any investors frequent this forum?
