VIC - Selling PPOR off the market. Advisable or not?

    Hi,

    We are considering to sell our PPOR in Blackburn off the market. Is it Advisable or not? The main reasons are we are still living in the property and we need privacy. In addition, we are not going to sell in a rush. Anyone has good experience with selling PPOR off the market?

    Are you willing to sell for a lower price than you would get otherwise in exchange for the extra privacy?

    That's pretty much what you're looking at aren't you?

    Most buyers buying an off market property expect to buy it at the lower end of a price range as they are not in a competitive situation.

    If as a vendor you want the highest price then declutter, stage it, and have the agent promote and market it to attract the highest number of potential buyers to inspect it. Also be flexible on viewing times.

    I think it's fair to say that most people do not enjoy the work involved in selling a property. If you want the best price possible I would advertise.
    You could sell it off market and take a lower price but that's still going to involve inconvenience and as much a lack of privacy. Just do not do open homes, and get rid of personal photographs etc, if you want to maximize privacy and price.
