Using 2nd hand shipping container for Granny Flat ?

    People,

    Suppose you own a property with large backyard in the council area where it is allowing you to do dual occupancy, is it possible to use used shipping container and then modify it as a granny flat for renting ?

    Size: 40' Dry Cargo Hi-Cube Container - 12m x 2.3m x2.69m

    I will modify the shipping container to be as homey as possible for the tenants.

    Well, anyone who can afford to pay the rent while still keeping it in good condition would be accepted.

    I'm trying to build recession proof portfolio here in QLD with property under $350k

    Luck has nothing to do with it. I've got IP's in Campbelltown too, without Granny Flats that were cashflow positive from day 1.

    There is a company in Perth that specialises in shipping container homes. They don't have to look horrid:

    Nice :cool:, but do they "ship" it to QLD or build it on site ?

    @skater what year did you bought that ?

    I've started my search in Campbelltown this year around April or May 2015 looking for high yield CF+ house under $550k, but somehow I was outbidded by some foreign buyer who dares to buy it at $755k !!!

    Hence I couldn't find it CF+ anymore even if the house is dual occupancy certified with Granny Flat at the back totalling for $720 per week rent.

    No idea. I was just posting the pics as an example that a shipping container conversion doesn't need to look like a shipping yard.
    IMO, this conversion is not a sucessful as the examples above:

    There's your problem!

    If you are wanting to buy a property in the middle of a housing boom, then be prepared to have a less than stellar yield.
