    Nothing-ish.

    This segment of the market is buying for several reasons:
    • Long term capital gains
    • Get money out of Asia
    • Accommodation for kids while studying in Oz
    • Not influenced by rental return or high strata costs
    They are not going to flood the market with sales unless something back home causes them to need to repatriate the money.

    Whereas local investors ie mum & dad mug punter (who have bought via spruikers or the pop up in the local shopping centre) and Johnny Come Lately, are interest rate (price) sensitive, mortgaged to the hilt and speculative are more likely to dump their product on the market or be reluctant sellers at a loss.

    The third group being developers, have brought their product to market too late in the cycle and feeling the downturn. This group will be more movivated to selling sooner rather than later often offering incentives rather than dropping prices eg: unrealistic rent guarantees, furniture, car or holiday.

    Owner-occupiers - will stay until pushed.
