Unknown reason for garage flood

    Tenants reported my IP's garage flood. Plumbers came but cannot know where the flood come from. The 1st plumbers said that the flood come from my HWS. He added a pipe to HWS to lead the water to the backyard. However, the flood still incurred. Another plumber came and said he had no idea. The 3rd plumber dug the garage side to see any sewage block but no sewage underneath.

    I may call the wrong types of plumbers. What type of plumber should I call for fixing this problem?

    Maybe there is a problem with the roof-guttering -flashings and the water is coming in from that area..
    If its not the HWS then just have that section pressure tested ..

    Maybe, a builder can help me to identify the problem.

    Property in Brisbane.

    Maybe set up a video camera to monitor the area.

    Could also be fear. House is wetting itself. For a older house maybe try "depends"

    If you can walk out on the back deck and see this ::: Its a house boat.

    Source of rising water are usually drainage related. Blocked or insufficient drainage. Seepage under house. Broken or misdirected downpipe. Broken or other plumbing issue.

    Is it fresh or sewer ? If stinks its sewer and blockage should be checked. Treeroots or other cause ? Best inspected while its flooded or during exceptionally heavy rain so source can be found..Will likely dry / drain and then source cant be found.

    Definately a plumber issue but unless they can see it they wont find it.
