    Merrylands schools are improving and either one school is already OC or on the radar.

    Definitely a bargain on per unit level but there are other better ways to invest $3million.

    That kind of thing doesn't come up every week. Having said that, it's Merrylands West rather than Merrylands which takes a bit of the sparkle off it. Not sure if it's a bargain on the main road without strata or garages.
    Merrylands should do well investment wise - yes there's some OTP stuff going in, but with it a rejuvenation of what is currently boring and tired strip shopping, new amenity will bring new demand for those priced out of Parramatta.
    Personally I think the best streets are the "English" streets - Birmingham, Sheffield, Manchester, Oxford, etc - good sized older style walk up units, easy walk to station, shopping centre, and the redevelopment zone (pedestrian only, cafes, etc) coming soon.

    Yes, and no, yes if you have a bit of cash or lot of lazy equity, no as it would be a commercial loan.

    There's a long term forum member who owns several out there ( or Fairfield , can't remember which ) , bought many years ago

    A few OTP stuff happening indeed the last time I have driven around the area. Same with Granville. They are catering for the ones priced out of Parramatta. A friend of mine was offered a "$40k discount" on one of the OTP unit. From $600k to $560k just because he is "one of the first few who signed up."
