Underquoting for Auctions - is it the agent's fault?

    depends how much you want it, it has happened before when people show up first time on day of auction, bid hard and buy it.

    Buying with pre-auction offer would have avoided this but pre-auction most of the time means offer is well over what the agent thinks they have other buyers at or just no other solids buyers around
