    Hi all

Our PPOR home has an unused alfresco area and above it is an unused balcony.

We are thinking of enclosing both and turning them into additional living spaces.

The alfresco area - moving the glass sliding doors to the new outer walls to enclose the space, and adding timber flooring (on top of current concrete), turning it into a reading sunroom.

The balcony - enclosing it with glass panels, removing sliding door to it and replacing with a triple folding door, adding timber flooring (to replace current tiles) so that we can turn the balcony into a study room +/- extra bedroom for guests. (it's a reasonably large balcony space).

    Questions:
    1. Good idea for your PPOR? We thought would be the cheapest way to add living areas to our home.
    2. Approximate costs? I know, it's how long is a piece of string.
    3. Any recommendations for builders/ contractors for Melbourne (South East) area?
