tricks to get owner details?

    Does anyone have tricks on getting owner details of a property you're interested in buying in but not listed by any agent? e.g. neighbours

    I tried the following and experienced the following obstacles (all assuming owner doesn't live there)
    1) if tenanted, I call up leasing agent - agent will get sales agent to approach owner instead of passing on details, commission payable for no good reason
    2) called up council pretending to be neighbour with fence issue - council not cooperative despite this. The best result was Hills Shire - they gave me a mailing address, which turned out fine in the end, but that was 1 out of around 4 councils I tried
    3) title search - just gets me names - if they dont have online presence I get stuck here

    Any creative ideas?

    One more situation - say i was interested in a property for sale and have the contract, but property doesn't sell for months - withdrawn from market, I still have contract - when will it be OK for an 'unrelated party' to approach the owner?

    Councils are subject to privacy legislation that requires that they only use the private information they collect for the purpose for which it was collected. Not give it out.

    Non compliance is a pretty serious thing, so I'm not surprised you couldn't get details from councils.

    Rp data has a condition that information is not used for direct marketing, so a title search is probably the best option.

    Councils have a book of all owners in their area so if you need to find your neighbour for say a fence dispute you can get access to the book.
    Not if you have the direct marketing add on :)

    Once you get the name and address from the Title search try White Pages online.

    Most times it is easy to work out who they are - otherwise you often get a relative who can then assist.

    Thanks for all teh suggestions

    Seems like I've tried all the suggestions and ran into obstacles

    1) title search yields name only - I haven't tried whitepages but it would only work if the name was somewhat unique I guess - I wouldn't have a clue which suburb the owner lives in to narrow down the shortlist. I could call everyone but then some don't answer / some numbers disconnected etc - probably expect this to work 20% of the time

    2) council - yes they don't cooperate, even with fencing disputes - and if they ask me for more verification that in fact I am the neighbour, then lol I need to hang up

    3) RP Data - actually haven't tried this - what data does this yield? just names again like title search? Any other info such as physical owner address or contact details?

    4) knock on door - works great if owner occupied - actually this is the only way that works well, but requires owner to live there.

    If rented maybe call the agent and see if you can get the owner to call you back or you can have their details about the 'fence'.

    When I was doing door to door I was obviously meeting a lot of renters but found it was very easy to get their landlords details. Once I promised them that I wouldn't say where I got the details from and I'm not an evil villain up to no good, they usually passed them on. Try it!

    What about the electoral roll? Could that be used once you have the name to track down the owner? Or needle in a haystack there....?
