VIC Townhouse in Blackburn around Laburnum station

    There are 3/4 townhouses around the Laburnum station in Blackburn going for auction in the coming few weeks

    I am hoping to get 1 of them around to 800k-900k price range

    Any idea about the suburb?
    It has the Box hill higher secondary school and the Laburnum primary school in their zone, which is ideal for me
    Walking distance to the station and low crime area is another plus point

    Any negatives for that area, the members are aware of ?

    Laburnum station gets skipped by many trains, so you basically lose the benefit of being serviced by two lines if that makes sense

    The cafe right near the station on the southern side makes **** coffee but nice scones

    Other than that, great area. I missed out on a ppor there a couple of years ago. Maybe the coffee has improved....

    No supermarket within 2 k.m., cemetery across other side of middleborough rd. Just watch out as there are a few properties with SBO (increased chance of flooding) around there

    Good point - but one station away form the central, so probably survivable.

    The cons of Laburnum:
    * Many trains bypass the station.
    * Only a few boutique shops within walking distance, no real facilities.
    * Traffic on Whitehorse and Middleborough road can make entry and exit difficult.

    The pros:
    * It is a really, really nice, green, relaxing place to live. Very highly sought after.

    If I owned a property there, I'd never let it go.

    It’s a nice little pocket. Rolf’s pies down on Middleborough Rd is great.
