    Hi folks,

Ignoring interest rate, which lender has the highest cashback offer at the moment, without lock in terms or need to fix ?

Owner occupied loan size around 500k, don't mind P&I.

Bank of Melbourne appears to have a 3k offer for online submission but wondering if there are others.

    Thank you.

What's important about Cash Back offers to you?

Up to $4K with Suncorp if you're front line healthcare worker (if not up to $3K)
    Up to $3K with ANZ
Whole host of lenders at $2000-2500
    etc

Refinance rebate does not always mean lowest/best rate or most suitable for your needs ;)

Occasionally the combination of great rate, great lender & great rebate do fit....

Just pure ROI from cashback. Potentially to refi again thereafter. Current loan pretty much full offsetted hence not too fussed about rate.

    Thanks !

    Not frontline unfortunately (fortunately?).

Is ANZ still suffering from processing and approval delays ?

Thats a smart idea, but will the banks let you get away with it? Wont they see this when you fill out the assets and liability section of the forms?

Is that per investment/loan, or total?
If you refinance from Westpac are you still entitled to the rebate?

$2K + $2K bonus on the first property (with qualifiers)
    $2K per security thereafter
Does not include transfers from other Westpac group lenders

I noticed most of the rebates have a minimum loan size of $250k. If i have two properties to refinance. One with a loan for $210k (80% LVR) and the other with a loan for $350k (70% LVR), will i somehow be able to get two rebates due to the average amount being more than $250k?
