    this is from a newsletter of one of the property manager trainers Darren Hunter, who is also my ex- general manager.

    Very funny, a collection of stories from property managers he's been in contact with.

    There is no excuses they are breached when they are late and followed up with legal action but just for a laugh.


    'I lost my job because I refused to take a drug test at work'. ...... I left the eviction notice on his coffee table under his 'bong' so he would read it because he didn't attend the hearing for eviction.

    One of our best for imagination was a tenant who said he had a money order, but lost it when the fishing boat he was on sunk and the money order floated away. The receipt for it was in his pocket and it melted and why didn't I know all this because it was on Channel 9 news!!

    Not an excuse but nothing funnier than living in a small town, tenant in arrears, won't answer the phone and you happen to bump into them at the shops with an overflowing trolley of food and presents - the look on their face when they see you is priceless!

    My rent is due on a day ending in "y". Mine's not due until tomorrow so I will pay you next week.

    I had one that said they had run out of annual leave entitlement at work, so had to take a holiday without pay so wont be able to pay til first pay day after returning. o_O

    A tenant of mine I had for nearly a year.
    Me: You haven't paid your rent.
    Tenant: I have, I just checked.
    Me: Call your bank. I don't have your rent.
    Tenant: Called them. It has definitely been transferred.
    Me: please email me a proof of transfer.
    Tenant: (email) proof of transfer attached.
    Me: That's not my bank account. Who's bank account is that?
    Tenant: Oh sorry that is my old landlords bank account. I will transfer my rent to your account today.

    Probably paid rent to my account 10 or 11 times then paid their old landlord. I have no idea if they got their money back.

    First tenants in our first IP were friends of the wife. They had been renting our IP for 8 years and everything was fine.

    Then one day, they stopped paying the rent. So we asked them why. They said they had paid enough.

    WTF!!!!

    I don't know an "E. Nuff" but you have to pay into the rental account as well. How you go about getting your money back from E Buff is not my problem.

    "Our flet mate moved out. Why should we pay her shear?" (They were Kiwis) This was in a fully furnished 4 bed house for $450pw, with 3 persons in there.

    Yep, they thought it was theirs!!!

    The tribunal sorted them out :) :).

    i didnt want to pay rent because I was scared of the property manager kept on knocking on my door (1-2 months in arrears)

    Kieran, this is gold.

    I assume you considered cutting off their water and getting a big old double decker bus for about $5k and parking it in their driveway, removing the wheels and blocking their garage, as they have used enough water, and put enough kilometres on their car for this financial year....
