    Finished Second Degree 2005
    Bought first PPOR 2007
    Started specialty training 2008
    Bought next PPOR 2010 (kept 1st)
    Kid 1 2010
    Finished speciality training 2012
    Kid 2 2013
    Started subspecialty training 2013
    Finished subspecialty training 2014 (so, 16 years of uninterrupted study/training to get to this point)
    Bought next PPOR (kept both others)
    Started private practice 2015
    Kid 3 02/2015
    More IPs coming asap

    Starterd working 2 jobs when I could and completed uni in 2011
    2012 - IP1 Melb 20km east $360K pp
    2012 Got a job working full time and also part time on the weekends
    2013 Mar - IP2 Melb 20km east $440K pp
    2013 Dec - IP3 Melb 10km north $396K pp
    2014 Oct - IP4 Ballarat $175K pp
    2014 Oct - IP5 Ballarat $168K pp
    2015 Oct - Sold IP3 for $600K
    2016 Feb - Due to settle IP6 Melb 18 km east $520K pp
    Just keep buying in good solid capital growth areas so long as the bank is willing to lend more $

    I find this very fascinating as well and do keep track with an online diary of what the big milestones are in our years as it helps me see the big picture of what we are doing.

    2011- IP1, also went overseas (5weeks)
    2012- IP2, also got married and went on a honeymoon (2 weeks overseas)
    2013- bought an IP in the SMSF, also went overseas (4 weeks)
    2014 - IP3, also went overseas (9weeks)
    2015 - no property purchase, but started a business and paid paid off a big CGT loss from a previous poor investment.

    We don't own our own PPOR, we rent but this works for us and our plans/goals.

    2015 Nov - Bought IP1 $470k
    2015 Dec - Completed IP1 renovation
    2015 Dec - Resigned current job
    2016 Jan - Start new job

    I have just recently started (the last 6 months) actively reading this forum again and have remembered why it's such a valuable resource. I came across this gem of a post and thought to myself how much has changed since I first posted on it (life really throws some curveballs) and was wondering how everyone was tracking that originally posted on the thread especially some of the sommersoft OG's ???

    2019 Legal Proceedings
    2020 Joint Custody with Parents
    2021 Career
    2022 IP 1 again o_O (coming soon)

    1991- Born
    2014 - Move to Melbourne
    2015 - IP 1 Sunshine Coast
    2018 - Move back to Sunshine Coast
    2018- Start new Business as a Mortgage Broker
    2019- Proposed to partner got engaged
    2020- Buy PPOR Buderim, Sunshine Coast (2nd Property) and postpone wedding 1 due to COVID-19
    2021 - Buy IP 2 (3rd Prop) in Brisbane and postponed Wedding 2 Due to COVID-19
    2022- Postponed wedding 3 due to COVID-19
    2023 - Wedding booked and locked in for March. Honeymoon OS and then look at IP 3 late 2023.

    Good to reflect on what's happened in the past 7 years, time flies.
    Have definitely slowed things down compared to the aggressive start.

    2017 - Sold business which started in 2005.
    2017 - Bought a commercial property in Sydney to lease to the business we just sold.
    2017 - Retired from work after 6 months handover period,
    2019 - Bought a commercial property in Noosaville through SMSF.
    2020 - Bought the block next door to IP1 in Sydney (planning on buying the remaining neighbouring block soon and looking for a zoning upgrade to high density).
    2022 - Sold 2 of the townhouses from first Brisbane development.

    With your experience in resi and commercial, would you err towards advising someone to buy commercial vs resi?

    I think it's definitely a natural progression to start off with some resi before getting into commercial.
    Everyone has a different situation so the best investment vehicle would be determined by this.
    If I could go back and do it again I would only buy houses with development potential and industrial commercial property, to keep it simple but provide the biggest growth.
