    Haha, yeh. Been doing mortgage broking for 6 months now. Recently moved to Gold Coast to be closer to my mentor.

    The weather sure beats Sydney!

    More than once.

    Not to mention all the other awesome stuff she's done and continued to do :)

    2007:purchased IP1 and moved to rental accommodation and converted PPOR1 to IP2
    2008:Moved to Singapore with work
    2011:Returned from Singapore and converted IP1 to PPOR2
    2012:Sold IP2
    2013:Sold PPOR2 and bought PPOR3
    2014:Restructured from Corporate job and started hospitality business
    2015:Sold business and looking for another Corporate job
    2015:Started seriously studying property investing and getting ready to go on a buying spree with my Super and PPOR3 equity when I get my next job.

    1976 - Born (in the UK)
    1992 - Started as an apprentice structural draftsman (oil & gas)
    1993 - 1998 Wasted money, basically all of it
    1999 - Met the sensible half and started saving
    2000 - Bought PPOR using every cent we could scrimp together
    2001 - 2003 - Generally farted around, holidayed & made bad decisions on car purchases
    2004 - 2006 - Couple of major rennos/additions to PPOR
    2007 - Moved to Australia
    2007 - PPOR (UK) became IP1
    2007 - Joined Somersoft intending to become a property tycoon
    2008 - 2009 - Built PPOR on a new estate
    2009 - Spent almost 12 months trying to sell PPOR!!!
    2010 - Finally sold PPOR and bought a 100+ year old wooden PPOR in a Heritage area
    2010 - Spent the year and LOTS of money trying to stop the wooden PPOR falling down and becoming firewood
    2011 - Remembered we were supposed to be property tycoons by now, back to Somersoft
    2011 - "Analysis Paralysis" plus hard saving
    2012 - "Analysis Paralysis" plus hard saving
    2013 - "Analysis Paralysis" plus hard saving
    2013 - FINALLY, bugger it, got in touch with a Somersoft Buyers Agent before I drove myself MAD
    2013 - IP2 - West Sydney (via BA)
    2013 - IP3 - West Sydney (via BA)
    2014 - Saving for next deposit
    2015 - Oh oh.... here comes the paralysis again, where's that BA's number?

    5 years later and the old wooden shed of a PPOR is worth less than we paid & spent on it, and the first PPOR sold for less than we spent to build it, so basically went backwards from 2007 to 2015 in terms of PPOR's whereas if we'd gone IP's from 2007 per the original plan we could probably be sipping champagne in the Bahamas by now?

    ......currently busting to get IP3, have plenty of serviceability, some good equity and heaps saved up but finding it even harder to focus and commit to actually doing something more so now than we did in 2013. Partly as West Sydney did so well, the thought of buying something now that won't perform gangbusters in the short term like those did has kind of scared me off a little.

    Also, the fact the IP3 will be the first one that is going to impact our actual income more so that the others, at a time when we are finally making some good savings each month on top of the IP's.

    I REALLY need to break that mindset as it's not going to move us forward.

    Oh, and I started drinking whisky by the fire once we got the open fire working without fear of burning the house down in late 2010...

    On of the things I enjoy doing is looking back at my previous analysis to see how right it was.
    I find that often I am at least partly right.

    Analysis is important, but at some point you need to commit to it.
    You may not be able to guess where the next Sydney is, but if that is where you were looking in 2007, then there must have been reasons. You would have done pretty well had you committed.
    Do you analysis again, find what you believe will do well and take the leap.

    @Blacky Nothing really to look back at, 2007 was a none starter really. We bought untitled land to sit on as it wasn't titled for 12 months so only cost $1k and they were flying out the door, we figured we'd start the IP journey then flip the land.

    We got finances in place, structure set up etc then got all excited about building on the land instead, so the IP's went out the window, that was the start of a 5-6 year stagnation really.

    LOOOONG and boring story from 2007 to 2013, short version being the PPOR situation never made us a cent, we sold the one we built for slightly less that the overall costs and the current one is in an area that hasn't moved, so it's worth slightly less than we paid for, and spent on it.

    2013 had us itching to start the IP's but I was looking in our back yard, got a pretty good wake up call from Propertunity on here and went West Sydney instead, (we're in Melbourne BTW), so massive thanks for that slap around Propertunity,

    So, I really can't lay any of our "success" at our door. The only thing we've ever done is try to do something...

    I'm kind of back the the early 2013 stage again, as in wanting to go again but being all over the map in a head-space way as well as being literally all over the map, bouncing from Frankston to Brisbane and back.

    It hasn't helped that Emma J.O.B sucked ass all year and was looking for a while there like she was going to have to bail out. That's all settled down down, so we don't really have any excuses not to make a move.

    There are a few family drama's going on just now, but nothing that shouldbnt be ironed out in the next couple of weeks.

    There's some young guys and girls on here doing amazing. I would recommend
    Spot on.. Seen it too often with people in my life that people get so driven by success and money that they forget their loved ones behind and are never willing to compromise or delay their goals slightly.. I think there can be a fine line between achieving your goals and never having enough.. Greed can be a killer...I'm in a position to purchase another IP or propose to the woman I love.. I think as much pressure as my mates put on me to buy another and as good as Brissy looks right now, my true joy will be marrying the woman I love and delaying my goals by 1-2 years..

    1985 - PPoR NO.1 (sold 2 years later)
    1992 - Bought block of land
    1994 - Married
    1995 - Built PPoR no.2 on block of land (sold in 1998)
    1998 - Bought PPoR no.3
    1999 - Started B&B in PPoR. no.3 (sold in 2000)
    2000 - Bought PPoR no.4
    2001 - First son born, bought IP no.1 and 2.
    2003 - Bought IP no.3 and 4, Sold IP no.1
    2004 - Bought another block of land for future PPoR no. 5, bought IP no.5.
    2005 - Sold IP no.2, Moved to USA for 3 years, rented out PPoR (moved back in 2008)
    2009 - Second son born, commenced reno on PPoR. no.4, bought tyre/workshop.
    2010 - Built PPoR no. 5
    2012 - Daughter born, sold IP no. 4 and 5
    2014 - Reno last remaining IP no.3
    2015 - Sold PPoR no.5, paid out all debts and now renting.

    Landed in Sydney 12 yrs ago at the age of close to 30 with limited English.

    Bought first PPOR in 2007

    First child born in 2009

    Bought IP1 in 2010

    Moved out of first PPOR in 2010, turned it into IP2

    Bought IP3 in 2011

    Bought second PPOR in 2012, big reno

    Bought IP 4 in 2014

    Found an excellent broker from PC/SS, keep going with IP

    second child born in 2015

    IP 5-8 in 2015, Brisbane, Bayside

    Now with 8 IPs and 1 PPOR

    2016 is a yr to consolidate, and research into other assets class
