    No Intent at all just pointing out that all the posts if graphed are all rising curves and life aint like that.
    Nobody has posted something like:
    1965 Born
    1985 married
    1986 1st child
    1987 first PPOR
    2000 1st IP
    2001 2nd IP
    2003 IP's 3 an 4
    2008 divorce..... lost 80% of portfolio or sometimes everything
    2009 renting...
    Like you said in another post not everything is planned.

    I still don't get it. The thread is about milestones. If someone got divorced or whatever and lost a part of their portfolio then let their time line show that. If no one has shown that then it means they haven't lost it. Whats the point of that post?

    Post edited, my mistake.
    Ill informed somewhere down the line that 6 properties in any state meant land tax, positive real estate seminar?

    I have now researched the land tax thresholds to find NSW's combined land tax threshold is $432,000 and QLD is $600,000.

    1998 - finished high school
    1999 - 2000 - travelled overseas and spent all my $$$ but had a ball!
    2001 - 2003 rented
    2004 - married
    2004 - built PPOR
    2008 - daughter born
    2010 - PPOR sold (nice cash profit of $110K)
    2010 - purchased PPOR
    2011 - divorced... :eek:
    2012 - started working in a credit union - love it!
    2013 - purchased PPOR
    2015 - joined property chat.... now keen to get my first IP!

    Sorry to hear but thats my worst nightmare.

    Imagine working your whole life building up an empire like this and someone takes it all and you have to start from scratch.

    Thats life though I guess isnt it

    I'm sure there are many people in this situation unfortunately. Maybe there aren't many posted time lines like this due to the age of the average poster. I'm sure there's many people in there 40's and 50's in this situation.

    If my fiancee and I did ever break up (which I don't foresee happening), I'm 99% sure that it would be amicable and we'd just split the portfolio down the middle. So worst case, I'd have 5 IPs and nowhere to live.

    Obviously it's not something I would want to happen, but it's something that I could recover from financially.

    In our case, I think it's a big benefit that we'll have a substantial cashflow positive portfolio by the time we have children. This way we won't have to sell up if she goes on maternity leave or I lose my job.

    Bought 1st ip in 2008

    Kept saving and paying down debt

    Bought second IP2 in 2012 no idea what I was doing cba cross collaterised loans

    Invested some money in a Unit trust with family in 2012 hopefully the land will be rezoned soon and bring substantial profit.

    Started reading Somersoft forums, wish I had earlier would have given me some idea of what to do

    Bought IP3 best buy I have done bought far below market value was just at right place at right time also get silly amount of rent for it over 12% return on purchase price.

    Big renovation on IP1

    Sold IP 2 as it was such a dump and did not fit my strategy also gets rid of the cross colaterisation and freed me up to buy


    IP 4 (now 3) which I plan to subdivide and keep original house and possibly build new house to rent out.

    Wish I had invested in other states than SA nothing happened here in the 7 years I have been investing.

    Like I said wish I had learned of Somersoft earlier. I would be in a better position. Maybe I would have invested in Sydney ...but on the other hand maybe I would have bought more IPs where prices have declined..

    Now I am in a good cashflow position to buy many IPs.

    I plan to buy in Brisbane to get good growth and continue buying in Adelaide where I know can find good yeilds.

    Hopefully my land gets rezoned in the next 5 years and I am sitting on mini gold mine

    1980 Born
    2002 Met Love of Life
    2006 Graduated Uni as a Beancounter after farting around with a couple of uni degrees and full time work
    2008 Purchased PPOR
    2009 Became CPA
    2010 Moved to WA with employer, PPOR to IP
    2011 Purchased IP 1 in WA
    2011 Purchased IP 2 in WA
    2012 Returned to Brisbane with same employer and married Love of Life
    2012 Purchased IP4 (splitter block BCC) and moved in.
    2013 Took long term leave due to serious back injury, had surgery 1 in Nov and then 2 Dec due to complications
    2013 Purchased IP5 and IP6 (both splitters in BCC),
    2014 Had surgery 3 in very miserable circumstances early Jan, rehab until mid 2014
    2014 Completed IP4 construction - sold both homes
    2014 Sold PPOR, IP1 and IP2. Made average profit on PPOR due to floods, but a significant profit on IP1 and IP2.
    2014 Purchased IP7 and IP8 (both splitters in BCC),
    2014 Completed IP5 construction - sold one rented one
    2015 Firstborn (Little girl) – happy and healthy. Best achievement yet!
    2015 Purchased IP9 (splitter BCC), IP10 (JV splitter BCC) and IP11 (JV DA splitter BCC)
    2015 Completed IP6 construction - sold one, rented one
    2015 Completing IP7 in Sept/Oct, rent one, live in one.
    2015 Began construction of two homes on IP8 July, scheduled 2016, keep both
    2015 Completed DA on IP11, begin construction September/October, scheduled 2016 sell both
    2015 Begin construction on IP10 October/November, scheduled 2016 – rent one sell one
    2015 Move into new home. Settle for a while and enjoy life!

    June 2015 - Engaged - partner brings in as above

    Will move into PPOR post-Wedding in Dec 2016 - currently tenanted.
