SA Thoughts on best suburbs to invest in the Gawler area?

    We are looking at Gawler east and Evanston park. Interested to hear about any other suburbs or pockets with considering. 300k-400k. We are not from the area so keen on any insights. Have a colleague who will be the tenant.

    Would consider closer in too but the internal living areas for places like Salisbury downs / Parafield gardens seem to be smaller.

    Dont go too far and don't worry about internal living. The properties are paying for itself irrespective. The supply is way less in internal areas than Gawler and demographic changes drastically.

    Thanks for the tip!

    Looking at the Salisbury area then we are checking out Salisbury heights as heard that area is nice. Any opinion on how each Salisbury ranks? I know capital gains is pretty slow but curious if heights is preferable to downs preferable to east etc

    Stick to metro imo.

    Most of Salisbury lga is fine - cheap entry point if that’s what you’re going for, obviously lower socio econ. There’s definitely pockets to avoid if you can but budget might dictate.

    what’s your actual budget?

    I do not think capital growth is less in any way. I don't target those suburbs but still would stick to Salisbury downs or Salisbury east based on agent's feedback there. :)

    Talk to as many property managers and agents as you can.
    @D.T. knows pretty much in and out. he can also support you in inspections.

    Yes I'm speaking to a few people on the ground atm and reading some reports. Still want to buy in a safe area too

    At that price bracket, Salisbury East would be my pick. Rental vacancy is ultra tight with currently only 6 properties available for rent on RE.com. check out the pocket between and around the Grove way and Clayson Rd. It has a new local shopping centre on saints Rd and is a central 5 min drive to 3 major shopping centres, Elizabeth/Parabanks/Golden Grove. Also 10 mins to Tea tree plaza. There are also 2 large schools side by side, Tyndale and Salisbury high. It also has Cobbler Creek recreation park with hiking and mountain bike trails. Convenient public transport access along main nth Rd and is a 30 min drive to the Adelaide CBD. This area packs alot of convenience and borders Salisbury hts that has been fetching some impressive prices as of late.

    I'm in Sydney and am interested in investing in Adelaide at the entry-level. Can anyone recommend a good Buyer's Agent?

    My colleague on the ground is still pretty adamant for the evanston park/gawler east area as they work in gawler. It does look quite picturesque there! We personally are also looking at para hills.

    Can’t buy much under 400k in morphett vale anymore , and surrounding suburbs (hackham etc) aren’t worth the troubles

    There’s some lovely old heritage buildings in the main bit of town , but can’t see it having increased demand any time soon. Influx of new housing estates around Evanston , Virginia , angle vale etc means there’s supply side of the equation for years

    Does anyone know if Cross Keys road in Salisbury is noisy and busy? And what about the flight paths from the nearby airport. On homely residents seem to rate the suburb highly

    Cross keys Rd cuts through a commercial/industrial zone, and has a considerable amount of heavy vehicle traffic. I lived directly under a flight path of Parafield airport for many years, and had no issue with the amont of noise. Having said that, it is my understanding the council does receive alot of complaints from residents about it.
