    For some of these guys that are time-poor, but earning good coin in their chosen profession.....would it be worth evolving from a Buy & Hold mentality, to a Buy, Develop & Hold one ?
    Need to consider buddying up with a street savvy project manager or JV partner perhaps, but worth considering IMO.

    That's the plan. I won't develop it myself, but will do so with someone who knows what they are doing. I've got the manager and the feasibilities, I just need the equity. I can't save this up, thus needs to be manufactured. That's why resi, for now. As for negative gearing, my best development block is also making more CG per week than it's costing to hold for a year, so on that one at least I'm not concerned. The other irks me, as I've detailed elsewhere :)

    @MTR I'm not sure either, and I didn't mean to derail the thread. I'm grateful for the input though! I don't know the answer for me.

    yes, but don't be fooled, not all developers make money.

    slow and steady, baby steps, I was told most developers get burnt. I get this because most will focus on volume.

    Pay attention to the market you are playing in, if it's flat do nothing and stick to low entry for starters

    If only it was that easy.
    LVR for commercial is usually max 65%, so will have to come up with about $1M equity just to start in this example.
    Also, you are usually still responsible for major capital maintenance, just not the day to day stuff.

    It actually is....once you have enough equity.

    Right broker right property and 75%....you don't need 2 buy 2 properties at once...buy one and use your skills and buy another in a year or two.
