    Hi Chatters,

    We have just settled on our PPOR and I will document the works as we go. It's a fixer upperer fibro (asbestos :eek:) job.

    We had been looking since middle of the year with a few areas in mind around the Lower Blue Mountains. The area we bought in was the pick of the litter but was out of our price range so we had ruled it out early on. This house was one of the first that we looked at but the price was to high, plus needed a fair amount of work - this turned us off the area!

    After 3-4 months of selling our previous PPOR and waiting for settlement etc we continued looking but nothing really grabbed us. we were looking for something ready to move into with minimal work as we have 3 young kids.... but in the end this one kept popping up, and going down in price:D it went under offer 3 times but once the B&P came back the potential buyers pulled out, each time dropped the price. (it helped the REA were saying ~$60k for a new roof:cool:) I kept an eye on the reductions, then thought it was time for another look as we wanted to be settled by Christmas and school enrollments done for next year. We bought for the postcode to get into the school!!

    Anyway, a few photos are attached and ill get a floor plan plus ongoing updates as much as possible.

    We settled last Friday. Asbestos guys in Monday with roof and front facade off and the builder to start this week to put on a new roof, facade and internals

    We are very happy with the purchase and excited for the works and changes ahead, even though we know we are crazy at what we are undertaking:p

    I cant believe $60,000 for new roof, surely that cant be right? Good luck to you, the re agent stuffed up???

    Yep! Im not sure why they were shooting off figures. To remove the roof 8k and new roof is normally similar cost as a rough guide. we are getting the builder to do other works and didnt get the price split, but from the calls we made 8-12k for the new roof. so say 15k to replace roof.

    That's great - once the work is done, you get to enjoy the area for ever. The pain of reno's will fade ;)

    Can't wait to see what you do to it - lot of potential there and again, any changes you make will be exactly what YOU love - you never get this when buying established, no matter how nice it is. We just did our kitchen, and while it 'worked' before, it's an absolute joy now.

    Skillion roof at that. If the timbers on a pitched roof were in need of replacement it would cost a bit more.

    Maybe invest some coin into good insulation while they are at it. Whatever insulation is there will be poor quality.

    There are a few that need replacement, cost around 2k at most.
    We will get insulation in the roof and on the front facade as it faces north

    That's what sold it for us! we could see it had heaps of potential and a "blank canvas" that we could make our own.

    The house used to be a general store back in the 70's and 80's until a Jewels moved in and they could no longer compete. That is why it is the "Lagoon Store" (or galoon store as the kids used to call it) as the lagoon is across the road and used to be a popular swimming hole. We'll look to have a sign put up somewhere with it's name. I have to meet up with the local historical society to find out more and get some photo's, we have had a hard time finding some so far. More facebook scrounging to start with :)

    The new floor plan will be:

    We will convert it form

    This will convert the lounge room back to it's original location from the 50's. The lounge room on the left used to be the shop but we'll split that into 2 bedrooms, 3.2x3.6m each
    We'll put the wall up for the ensuite but that will be closed off until we get the cash to fit out. We'll also look to put a toilet in the laundry at some stage.

    The entry will become a mud room, and also build some storage that'll we'll get in there somehow (TBC). The "bed 1" will become new lounge room

    The stage 2 reno's will be to push out the back wall and the patio will be a larger kitchen/family room. Plus we'll combine the bathroom and toilet to utilise the void in and closethe second backdoor. We should be able to get a pantry in there, or even a flash butlers panty :cool:

    Also we must pass on a huge thanks to our broker who helped us get this deal through @Michael_X :D Without him we wouldn't have got through the process of selling, financing and buying!
    It made it so much easier with him throughout the process explaining the ins and outs and answering any and all of our questions. Especially being a PPOR it will keep us out of the "IP game" for a little while, but we already have a draft plan ready for the next stage of investing

    Hi Bob

    We are on a similar journey, getting keys of our new PPOR in about 3 months and doing a big reno as well. Question is why did you keep this wall separating the bed1 / dining and the old lounge / new hallway? You are building a similar wall for the two new bedrooms and creating a narrow hallway. Is this structural constraints or personal preference and why if you don't mind?

    Try and arrange with your rea and solicitors for early access to measure and plan as much as you can so you can start asap.

    The wall is structural plus we wanted separation from the living areas. The left section where the new bedrooms will be was an extension off the original house.

    We are off and running :)

    Roof and facade are off. Asbestos guys were great and did a very neat job
    Builder in this week. For someone reason they felt 42degrees was to hot to get on the roof :rolleyes:
    He has ordered 14.8m roof sheets:eek: should be fun getting those on. ...

    Hopefully today we'll see the window on the left raised and some interior walls knocked out. The front window needed to be raised so the front 3 line up. 200mm diffetence did my head in:confused:

    I love the look of this house! Make sure you keep us updated as it all happens.

    Are you just doing the front facade and leaving the rest of the asbestos cladding for now?

    Thanks! Id say it started life as a "50's beach shack" - 2 bed, lounge, kitchen, out house :)

    We think we can get it looking quite modern from the outside.

    Yes. We'll just do the front cladding to start. The sides are not visible so I'll just paint. The rear will get done with stage 2 reno

    Congrats bob. It has good potential. Take out the walls at the entry/lounge/dining/kitchen and open it right up.
