    Today, I was at my daugther's IP in Brisbane.

    The tenant (I would say she was in her 50's) mentioned to my wife that she was surprised how young our daughter was and owning a rental property. Our daughter is in her early 30's and this is not her only property.

    My wife explained that we encouraged both our children to buy property and that our daughter bought this property when she was 25. She also said that our son bought his first at 25 as well.

    The tenant was impressed. Then, she went on to say that years sgo, they had the opportunity to buy a duplex but "never got around to it". Now prices have increased so much, they can't afford it.

    In my experience, good luck requires a lot of planning, commitment and hard work.

    Whereas bad luck occurs with little to no planning, no commitment and basically without having to lift a finger.

    It is rare to gain success without this sort of good luck.

    Sounds like the advert for blue tablets...but they use "get" instead of work. :rolleyes:

    to hard basket for me!!! :mad: especially when they have a their backyard subdivided with 700m2 prime block for a house or 2x t'house. They should be looking at downsizing but mowing 1/2 acre is good exercise for the old man i guess:cool:

    There is a difference, I think, between the opportunities that we bring through our own effort and pure luck that is beyond our control, e.g in my own experience:

    I completely agree with this. A friend slipped up and told another mutual friend of ours that I had bought a second property.

    Let's just say the look on my friend was not one of happiness or genuine congratulations, but rather - her face was green envy :eek: She went on to say that she had completely missed out on the property market now (of course, she could look at cheaper areas like me... but no :rolleyes:).

    Do not underestimate how money can change people, even those that proclaim not to care about material things... unfortunately, not everyone wants the best for you.

    I will only be telling a very select few when I purchase my next IP (... a while away).

    I agree with that but what I am talking about in my case is renovating to create equity and building to add value. It's a lot of hard work! Then at the end when my properties are worth more, some will say I got lucky. This is in the Perth market now so no lucky boost to prices. :)

    I think everyone who makes their own luck does so with hard work/sacrifice.. not that anyone else chooses to see that.

    It's easier for them to say "oh it's alright for some..." :rolleyes:

    I joined SS about ten years ago. I remember people saying "too hard to buy now... It is easier in the past" so many times. I also remember people making similar comment to mine at that time too.
    It always look hard to buy now.

    How can anyone buy 10 years sgo? All my deals are done in the present :rolleyes:

    I can remember when I was Grade 11 or 12, my grandparents told me that they felt so sorry for me as it had some so hard to buy property that I would be confined to a life of rental properties. That was 45 years ago.

    They would roll over in their graves if they knew how many properties we own.

    To be honest, they were right. Buying property is hard work (in over 35 years of property investing, it has never been easy for me) and I have been confined a life of rental properties - the only difference is that I am collecting rent, not paying it.
