Reminds me of a hospital/aged care, very clinical. I dont think as a participant, I would want to live in there if I could.
5 tiny one bedroom "villas" in a building not much bigger than a house. There is no pricing cheap small rubbish so vacancy hear will be enormous. They also aren't a complaint villa - no laundry inside. So will get failed at some stage. More than 13% of participants in SDA are looking to move. It's a flight to quality. This stuff is some of the worst I've seen. People don't want to live squashed in one bedrooms with that many people in. I find the marketing for this one very basic, less than you'd get for a house. 2 photos, no floorplan, income etc mentioned. Obviously aimed at snaring a buyer moreso than an astute investor.
Bought by a fund. Most of the funds we have sent walking are remunerated on getting the money out the door, so they do. Like the theoretical numbers, rather than the actual returns. Going to be much blood when this roll out is over.

Actual Value - Land value less demolition costs when they have to demolish the pieces of rubbish. Cap rate not sure. But most of the funds we deal with are in 6's or 7's
