    Hey Guys,

What is your experience with the termite issue?

I am considering a property with let`s say 10 stumps affected by previous termite damage and a tree with a termite nest but no activity. Is it risky or with a couple of treatments should I fix the issue? The property looks fine with no major issues.

The stumps once treated should have another 10/15 years before being replaced.
I don’t care about the tree, happy to cut it if needed.

What sort of treatment should I do and how much is going to cost?
    Thanks everyone.

Do the stumps have ant caps?

I paid a couple of hundred to have termites in a tree stump drilled and sprayed.

At least with ant caps you can see them before they get into the rest of the house.

Without active termites, you are limited to bait stationsand surface spraying. Ask a termite company or two for a proposal and quote.

You just need to have annual inspections.

Does it fix the issue permanently?

    No.

Termites can reappear any time. That's why it's so great there are ant caps. This is a real bonus. When you restump, get concrete stumps.

Also some systems are used for active termites, others are barriers (chemical) to repel future attack.

Each solution is unique to the house and its design as well as the termite situation.

    Get advice from the professionals.

The problem with termite damage is that it is hidden internally and you might have more damage than what appears to seen on the outside. I've had them in the double brick home that I reside in at current and they started to eat the door frames but we noticed before too much damage occurred and had them fumigated.

An old friend used to be a pest control technician and explained to me that they can travel from the main nest under ground for 2kms. Once they get to a certain population they split and form another nest. The main nest might be a few doors up from you and may keep on coming back if it's not killed off.

There's all sorts of systems available, you should never disturb a nest because it gives them time to flee and the pest controller will not be able to treat the nest to kill off the breeders. As stated above getting professionals to treat them is the best option.

It is a good idea to make sure that the walls aren't full of old nests or current ones.

    Termites leave pheromone trails
Even if you have them treated the first time, another/new colony may follow the original "trail".
If you have had termites once, you have a higher chance of being re infected.

    Regular inspections help.
    Monitoring stations are good also
Whole house barriers are a thing of the past
