I bought brand new townhouse in QLD 2 years ago. I just received a notice for termite annual warranty inspection.

Didn't complete it last year and never received a notice either last year.

Should it be completed? I am not sure whether it is responsibility of body corporate so will appreciate guidance here.

    Asking price is $165.

If periodic inspections are required for the validity of your warranty than I would be thinking yes it would be in your best interest to follow those instructions.

Info about the common property in body corp and non-common property etc:

As long as they don't find existing termite incursion or damage, you should be warranted moving forwards despite the missing inspection.

I personally think these are a bit of a rort, but they're also the only way to maintain the warranty protection.

Termite damage is completely uninsurable, and one of only a few issues that can completely condemn a property- so it bears some serious thought.
