    Might be worth noting that depending on the status and severity of the problem, a PM may be unwilling to take it over.

    Imagine a situation where tenant has stopped paying rent. PM takes over, still isn't paying (so is earning x% of 0 per week) so goes thru eviction process which can take a while. Gets a proper tenant in and then owner takes property back over to self manage.

    Better off having a PM in from the very beginning to prevent issues occurring or being able to deal with them straight away rather than being the 2nd attempt.

    I think most PM's would be asking for some upfront fees to fix up an already created mess, at this point though, the guy may have just been talking garbage to intimidate.

    If he really is a dealer or whatever and the cops come round, then they start breaking things like doors and windows and when they are done they just walk away leaving lucky owner/s to mop up.

    No, police website has a claim form specifically for this scenario.

    I was only going to put up the CCTV, will be doing it now to have proof of whats happening there.

    Yes it is in Balga. Funny thing is that the place was built and has sat empty since last year and its funny that only after this guy is the first to move in there has 2 break in attempts in one week.. The other two units have been occupied for over 8 months now with no issues..

    Sounds like the model tenant,maybe just let nature take it's course because if he owes money then he may well do a runner...

    I agree it is a bit odd but this is Balga and strange things happen :p

    Just make sure you have that landlords insurance now as you can't get a policy one they are behind in rent. That should give you some more peace of mind if you don't already have it.

    First thing I did was get landlord and building insurance with sgio they pay up to 4 weeks rent default.

    Is sgio good or are there any better options out there

    I've used SGIO Landlord before and had a claim for a break in sorted no worries but never claimed for landlord type issues. Now I'm with EBM but again I haven't had any claims - touch wood!

    OK gang. Fast forward to today...

    Sends me an email saying he wants to cut the lease short and move out in 21 days.

    Claims he's been made redundant security concerns and his mate didn't move in..

    Starts off the email about getting the ball rolling to get the bond money.. surprise surprise..

    Now I've basically had enough of him and want him out but since he's breaking the lease I don't want to give him the bond money back.

    He's again 2 weeks behind in rent and I'm going to send him a eviction notice as soon as I'm back in Perth on Saturday.

    I'm drafting up an email asking him to prove the redundancy. If he can is he still entitled to getting his bond back or do I keep it for the muck around and breaking contract?

    Um... I don't think him breaking contract entitle you of his bond money. Check the tenancy rules on your state...

    The mucking around is gratis with owning an IP and is enhanced with self managing, Can't do what you like with bond, check relevant state laws.

    He and you need to follow the laws in regards to this.
    He needs permission to break lease from you
    If you haven't accepted his break lease then you can evict him for being behind in rent however in neither situation can you keep the bond except for outstanding rent/damage.
    With a break lease he is responsible for the rent until a new tenant is found. I don't think he understands his responsibilities with a break lease
