Tenants with birds as pets

    I am screening a potential tenant for my new granny flat and she has 3 indoor birds.

    She is a single 25 year old and has 2 parrots and a cockatoo. She describes them as "loving companions".

    Would you give this one a chance or pass? She has no rental history and I assume is moving out of home.

    My issue with them is that the birds will be indoors.

    Pass, will be bird **** everywhere and other minor damage that won't become apparent until it's built up to such a noticable level. Also, refer back to your landlord insurance policy - if it adequately covers the risk then maybe reconsider if that is the only hesitation.

    Are they in cages? Might be no issue at all if is confined

    Under laws in some States she might be able to have them anyway.

    Might have to go to vcat to disallow them in victoria. Passed as law now being implemented.

    Pets are welcome

    Budgies and small birds indoors aren't too bad, but a cockatoo?! Wow. I reckon the noise alone would do my head in :eek:

    "Loving companions" seems to be allowed out of the cage to sit on her shoulder, wander around, poop and scratch wherever they like.

    Poop and scratching isn't too bad. If it really is a tame bird, it's claws will be kept in check. There won't be many surface for it to land on, and they don't tend to travel on the floor, either. Cockies are pretty smart and have a preferred poop spot, too.
    I'd just be wary of it eating at wooden skirting.

    First: there is no such thing as an "indoor bird". Birds should be outside flying around not caged for the selfish pleasure of people.
    Second: parrots and cockatoos have piercing calls and your neighbours may not appreciate the possible constant close proximity disturbance. Been there, done that.
    Third: I no longer permit animals (pets) of any sort to be kept in my properties and at present here in WA I am able to enforce that. I have learnt from past bad experience that when animals cause damage the law will NEVER ensure (or even try to ensure for that matter) that your repair and clean up expenses are reimbursed.
    Unless you already know 100% that the prospective tenant is a responsible and caring pet owner then I advise against it.

    I had one with a cockatiel in a townhouse without issue. A cockatoo in an apartment would probably be a nightmare for the neighbours.

    I dont recall what breed it was that I have experienced pooping and scratching everywhere.

    You said your "new" granny flat.

    How "new" would that be, in context with your above post?

    New would be brand new just built.

    I wouldn't be confident renting a brand new home to a tenant with three Parrots. You can get adequate protection with the right insurance, but the risk is quite high. These are intelligent companion birds that are likely to be let out of their cages and require a very high level of stimulation that 90% of owners don't provide. As a result, many of them will chew on things... like your skirting, window frames, blinds, kitchen cabinets, etc. etc. They will also poo everywhere and the stuff stains.

    If the tenant has previous references where the birds have been perfect, you may consider it- but if they don't, I would pass.
