Tenants who pay months in advance?

    To secure a 6 month lease. Less questions asked when there's cash up front.

    I've heard a friend had recieved a chunk of cash from inheritance so paid 12 months up front so it was all done. People do strange things

    No, you're a property investor - coming from a different angle.
    Weren't you travelling? Similar to international student scenario really.

    True. I knew minimum lease was 6 months but only wanted 4mths so wanted the 6 month lease but only pay and stay for 4. I knew the area was desperate for tenants and surprisingly only a couple of PM's wanted to talk turkey, they knew any tenant was better than none

    In which state? It's 3 months minimum here in SA (can do lower, but has different conditions associated with it).

    Qld. Apparently it falls under a short term agreement <6 mths. I told them I'd sign but only pay for 4

    Pretty common for expats to secure a favourable term in Hong Kong....nothing doggy about that. I also paid a little extra to secure a longer lease period with the current landlord in Hong Kong. This provides me with the ability to lock the rent at that time for a slightly longer period (3 yr vs the more common 2 yr). Of course you can do so by extending the short notice period and requiring more money if either side wants to break the contract. The payment upfront gives the landlord a little extra push.

    Sounds like the difference here is we pay directly to the landlord in HK instead of paying to a trust account
