Tenants not paying the new rent amount

    As has been mentioned, the agent should have been onto it.

    Depending on the tenant, perhaps a courtesy phone call to alert them to the issue... the tenant may simply have forgotten to change direct debit details and be mortified.

    Either way, send a reminder notice, perhaps also with a phone-call before the notice arrives in their letterbox.

    maybe there are two or more involved, and not all know of the increase or start date

    auto banking details not updated

    tenant intends to leave, is looking for another place
