Tenant leaving and stopped paying rent - can I recover the money?

    Hi All,

    My tenant is leaving and he stopped paying rent a few weeks back. I believe what he is doing is considering the bond will cover that rent he should be paying.

    The problem is that he was supposed to fix several things within the house that he broke and I don't trust he fixed.

    If there is no bond left I'll have to pay for the fixing myself. Is there any way I can be prepare in the case this happens? or any way I can recover that money once he leaves?

    Gee you're not having much luck at the moment!

    Once the bond is exhausted, it's off to tribunal to recover costs in excess of bond amount. Agent should have good records of when the tenant was told to fix things, if they agreed to do so, then the exit report will be detailed with photos and descriptive text.

    Continue with the breach process as normal to setup an insurance claim and also claim against/exceeding the bond through xCAT.

    I hope you have an insurance and agent in place.
    They are your best friends in such circumstances.
