NSW Tenant Checks/Blacklist

    Hiya Legends

    Whats the smart and cost effective way to check out a prospective tenant(s) blacklist history/ red flags in Sydney:

    -TICA requires you to be an agent I believe? Expensive and costs quickly add up the more tenants you check
    -NTD do they allow non agents to use the database
    -Get a REA to do it for you / unsure of cost again
    -Any other options?

    Should cost you a week's rent as commission + lease preparation cost.

    I have been a member of TICA for years - no realestate license required. $50 pa if I recall and you get 4 searches pa for that. Good value.

    Why not asking the tenant:
    1. Payroll details / company referal.
    2. Last year ATO Tax Refund notice (NOA).
    3. Bank Details with the latest income statement.

    Because they wont show whether a potential tenant has a problematic rental history.

    There's other ways to check rental history. I had one applicant provided everything above, but claimed they were living at an address with "friends/family" for four years. Hmmm...My PM looked up the address and noticed it had been sold in the middle of that four years. She called the selling agent who confirmed the property was vacant at settlement.

    So they gave a dodgy address.

    Also the income statement also listed "carers income", but the wife only had a 3 and 4 year old kids. Not sure who they were caring for, so that was a red flag as well.

    They could be caring for their parent(s) . A parent can also be a registered carer for a young child. You shouldn't necessarily distrust that statement
