    100k difference for 1/1/1 less...

    I didn't say it was a good buy, I haven't even looked into it more than 1 minute.

    Up to each to do their own DD but it seems rather expensive for Darwin, however someone saw value at 640k.

    Yep. An old dump in Cloverdale. Vendor wanted $649k. Fair market value based on recent sales very near by would have put the price at $520k. A keen buyer put in an offer and the offer was accepted. Except the deal fell through due to a low bank valuation. At this point the vendor did not reduce the price! o_O

    Of course it didn't sell. It is now rented out for $280 pw.

    I have seen the opposite too. One old bloke in Cloverdale was offered $800k for his house 2 years ago. He would struggle to get $550k if he put it on the market now. Missed opportunity :(

    Found some contenders this week so overpriced it was worth resurrecting this thread....

    This one in a crap area is listed at 800k, worth 550k tops...

    I usually send agents an email saying "for that price, do I get a second house?"

    When a house next door to one we owned came up I looked through it. Asking price was $650k, which was crazy. I thought it was worth about $450k.

    A year or so later, it was listed with a different agent and we got it for $460k. I still thought we'd paid "over the odds" due to us being "over-anxious buyers" but it gave us a bigger development block. It had an offer that had been countered, but buyers had not signed at the higher price, so we jumped in.

    recently made an offer $630k for a house listed $650-$700k, owner demanded $750k, the prop has been on market for about 8 months now...

    Dreams can come true!!!

    Last year, an REA appraised one of our properties as $x.

    I said I wanted $x + $400,000 as a minimum. She said “You’re dreaming!!!!” I told that is what I want; she took the listing.

    We received a cash offer of $x + $400,000.

    As I said “Dreams can come true”.
