Tasmanian heritage property; what are the pitfalls?

    I am considering buying a rural property in Southern Tasmania, which is permanently entered on the Tasmanian Heritage Register (house, garden and a unique outbuilding structure of great historical significance).

    Does anyone own a heritage listed property in Tasmania and could advise if there are any problems/headaches/ongoing costs that I should expect because of the heritage listing?

    Simply great lifestyle and fell in love with the property, especially the house and garden (some of the ornamental trees are over 150 years old!). Everything else is secondary, though the possibilities to earn some income while doing something I truly enjoy are all there:)
    Don't really care if in 15 years time I'll be getting for the place the same price I pay now. To me it is worth while the investment.

    Get in touch with whichever govt body is responsible for the heritage listing. They will probably be only too pleased to let you know of the implications.

    Thanks Marg. I've already done that. I am more interested in practical scenarios where forum members would have had to interact with Heritage Tasmania and what their experience was.

    You can't even fart in the building unless in complies with the plan of management. Any use of change needs approval - very restrictive so you need a good heritage architect on board - probably worth consulting one before buying as part of due diligence.

    Your advice then bears the question: Do you or anyone else know a good heritage architect servicing the Hobart and surrounds?

    There can be some positives sometimes with opportunity to use grants or extremely low interest loans to do repairs or renovations on the property.
    They can be restrictive but if you love it and don't want to change it and it's for a PPOR go for it.

    Just get a good building and pest to make sure there aren't expensive repairs lurking in your near future. Wiring, restumping, roof leaks etc are never fun

    @Daniela Contact the Archicentre (if there's one in Hobart) or the RAIA (institute of artichokes), should be able to get some guidance on the specialisation of some architects.

    Have a look at: roseveararchitects or MGarchitecture or PJA - google has plenty of others too.

    Check that it is not shaded by the hills in Winter.
