    Definitely. Elizabeth Bay-Potts Point is the best part of Sydney IMO

    That area has a combination of so many great aspects of liveability though - right next to the harbour, can walk to the city, beautiful historic architecture and character (nowhere in Australia does apartments better), so much great food, easy transport and so walkable, close to eastern suburbs beaches, etc etc. Only downside is the price or I'd still be living there :p

    Awesome post. I’m newish to Sydney and looking to buy a PPOR in Balmain / Rozelle area. Being watching $2M+ homes dropping to below $2M. I have around this. Any advice would be appreciated, good areas? Better value elsewhere? Risks I don’t understand? Thanks in advance.

    Nice in terms of proximity to the city. I reckon there's no need to do any rushed buying atm. What I don't like about Balmain are the narrow streets - you risk scratching your car driving down those streets every time. But if it doesn't bother you, then that's fine. Other people will know the desirable pockets of Rozelle and Balmain better than me - I had played tennis down near the water at Balmain (well, actually it's Birchgrove).... that would be a lovely spot....

    Yes I certainly need a car park. Those courts are nice and thanks for the info. Are there any other comparable areas at that price range that you would suggest. Similar distance to city.

    Now since you’ve got me looking, I’m actually thinking the Balmain/Birchgrove prices right now are really reasonable.... if you don’t get put off by the very narrow streets I think the current prices from a buyers perspective are good....

    If you want more space though, I’d go a little further out, like Gladesville.

    I'm guessing you should start with your price point, filter for car parking then work from the city outwards....

    I’ve been looking at Balmain / Rozelle for about 10 months, been to hundreds of houses in these and surrounding areas. I’m pretty set on location, but persuadable. I think I could do Lilyfield. Would prefer Paddington but can not afford unfortunately ;)

    If the car parking requirement wasn't a must have, your house search would be far easier/you'd get much better bang for buck...

    I agree, but what can you do. From a convenience point of view a car park is worth the $200k or so it is likely adding to the price. If I found a house I absolutely loved than I would probably forego the park.

    It depends on your criteria.
    Areas like Drummoyne, Five Dock, Russell Lea offer lager land sizes for similar prices and are still near the water. Only a 5 minute drive from Balmain. What Balmain offers is more cafes/restaurants etc, a bit more like the Paddington of the inner west. But as mentioned, very small blocks, tight streets etc.

    Cheers, I have been looking a bit in Drummoyne, will look harder.
