NSW Sydney prices going too far?

    Entirely up to you as to what you do with it. Apartments in my block are rarely traded, so it's good to know what it could sell for. It seems most are still owned by their original owners from 1999.


    Also I had a look at the development at "The Block" Redfern. It appears to be a lot lower density than what I think could have been developed. Considering the location (just opposite Redfern train station) it's really a lot lower rise than I expected. It surprises me. Anyway, it's visually appealing. Big tick.     Hold on - 5% in Brissy, 7% for Sydney for the 7 days into April? Or have I misread that?

    But we're in a new quarter as of Apr 1? I'm sure I'm missing something, I've been doing renos all afternoon and I'm about to collapse in a heap lol

    I was out at opens in the Inner West today. This is what I heard outside a 3 bedder in Stanmore.

    Buyer: “what’s the price guide?”

    Agent: “we’re guiding $2m”

    Buyer: “ I can go to $3m.

    Doesn't surprise me. The amount of folks who freely give agents information contrary to their own best interests is staggering. The best thing you can do if your selling is treat your agent as though they are the buyers, and If buying, treat selling agent as though they are the sellers.

    Most folks don't realise that every single important piece of information you openly divulge, every insecurity, every vulnerability and anxiety, every avenue to apply pressure that you enlighten an agent to - will be used against you at some point. Regardless if they're 'your' agent or the other sides.

    It's all about getting the sale closed.

    Just came back from an auction in Cherrybrook. Tiny single storey house advertised as 4 bedroom but was really 2 bedrooms + 2 studies (3rd bedroom around 8sqm area and 4th bedroom around 9sqm area). Very close to New line road to factor in ongoing traffic noise and not at all presented for sale (not even lawns mowed for the auction day).

    result: 3 bidders fighting it out to a whopping $1.791m sale price for an entry level Cherrybrook house. Majority of houses in cherrybrook are double storeys with massive internal areas. This house would have sold for $1.4m just few months ago so there’s definitely a 30-35% increase this year.

    Wow...on a thoroughfare too no less. Proximity to Cherrybrook Tech would've made a massive diff though.
