Sydney PPOR - good schools and transport

    Hey guys,

    Could use some help in terms of shortlisting some suburbs in Sydney that match our criteria as listed below. We have been living around the Parramatta (Rydalmere) area for about 10 years in a townhouse and would now like to upgrade into a bigger house and better area which matches the below criteria:

    1. Min 4 BR free standing house is a must
    2. Max. budget around high $1m but no more than $2m
    3. Ideally no more than 45 mins public transport commute to central station
    4. Within catchment of good primary and high schools

    Any thoughts will be greatly appreciated.

    Cherrybrook would fit the bill easily. Plenty of 4 bedroom houses for 1.xM, and their high school is fantastic. Once the Sydney metro stage 2 is finished then it is definitely 45m to central station.

    Dulwich Hill or Canterbury might tick the card - both on train lines.

    Thanks, we did consider Cherrybrook but 2024 (estimated completion of stage 2) is too far away for our liking.

    Thanks for recommending this, will need to check if there are any 4 BR houses in and around Dulwich Hill.

    Actually if you change at Epping and catch the country train during peak hours, it would take you 37 mins to Central. I suggest you play with Transport NSW website timetable.

    Pennant Hills, Beecroft and Cheltenham fit the bill, I think. Very nice 4 bedroom houses in the high 1m. Nice area and schools.

    Train trip to Central in around 35 minutes (give or take depending on station), so including travel to the station, they should meet your criteria.

    Castle Hill , West Pennant Hills and Cherrybrook are excellent for that price range. IMHO, half completed Metro is still a nice transport option to the standard train line. It will get better when metro completes in 4-5 years time
