NSW Sydney Inner City Investment 2bed or 3 bed apartment

    Looking to invest in an apartment in inner city. Wondering whats people view - assuming budget is not an issue - whether should go for 2 bed or 3 bed.

    Wondering given its expected that people will be working 2-3 days from home - is it better to buy 3bed so there is one room that can be utilised for work or study...

    Also, thinking from demand perspective in say 5yrs when i would be looking to sell..

    Based on my search of old walk up style apartments - 2bed will be 10-15% lower in price and similarly rental be lower though probably 15-20%.

    Opinions appreciated.

    Taking into account capital gains tax, buying and selling costs. What makes you think you will make a profit selling in 5 years?

    Just chose a time period can be less or more - key question i hv got is about the product

    In that case. 3br.
    There is a huge supply of 2br apartments, and not for 3br. And you can always rent that extra room out.
