    Hello PC renovators

    I'm looking at a rear extension to my PPOR in Inner West Sydney. A fairly simple 40 ish square meter extension of rear living areas. No bathrooms, no kitchen, no joinery, no new windows. just straight forward space with timber floors & sliding/ bi fold doors. Footings already in place as will be utilising existing timber deck space. Wide street, ok access.

    Does anyone have any idea on approx build costs per square meter ex GST?

    If I recall correctly your looking at $2000.00 per sqm

    I got a quote back from a builder that was at least 3 times that amount- Didn’t feel right. I guess that was just code for I don’t really want the job.

    I'm quoting prices from a few years ago so it could be more now...

    I have a builder I can connect you with that does all my reno work

    Hey, I’m going through a similar exercise for a ‘box on the back’ just to lock up stage and the quote was ridiculous! I know this is an old thread but how did you end up @fols.
    Also, if you’re happy to share your builder contact @mickyyyy i would be grateful.

    Thank you! It’s essentially a box on the back! Just knocking off the outhouse and laundry to open up the kitchen lounge dining area.

    I'm doing similar in the Inner West - demolish lean-to, 40m2 rear extension, concrete slab, 1 x wall of brick, 2 x walls of aluminium doors and fixed glass windows, no kitchen, no bathroom. I was casually (not officially) quoted about $4,000 per m2.

    I have done similar in Upper North Shore. Adding a 72m2 (6m x 12m) rear extension.
    Concrete slab, cladding wall, ceiling + external wall insulation, colourbond roof, 1 room, 2 windows, 1 sliding door, no piping works (no kitchen, no bathroom).
    The quote was around 72k. On top of that, I have to pay builder insurance and also get design/drawing + approval.
