    Soooo close to closing a great deal...

    Add value to increase sqm and swimming pool. It's a 3 bedder garden apartment. Blue chip Eastern suburbs. Huge garden . Off market. Seller is overseas and wants to desperately sell.

    I actually used like 3 or 4 apps..plus photo editor to be able to get it like that.

    I've been reading a lot of your posts and they're very insightful and definitely helped me at times when I'm stuck with making a decision - thanks a lot!
    I've been trying to buy for the last few months in Sydney but keep getting priced out. Did you use a buyer's agent to get hold of off-market properties?
    Also I wasn't aware you can add a swimming pool to a garden apartment?!

    Hi @Penguin,

    Not through a BA but having a good network of REAs. I have been trying so hard to snag another deal in Sydney but the competition is making it very tricky. I am pretty close now :)

    Regarding adding a swimming pool to an apartment - its all good. It just needs to get approved by strata and then DA at council. I have added pools to apartments before as well as decks and spas.

    Oh boy are we close....not a done deal but edging there slowly.... seems end of year we are having the desperate sellers emerge. Just what I was hoping for.

    I love the hunt :D:oops:

    wow private pool. Doesn't that require engineering redesign? Surely a building isn't build beyond their specification during their construction. o_O

    Considering it's the area with the most cases at present, possibly not the best choice.

    I thought that you were referring to your self as 'the beautiful hunter'

    Update: I'm now 1 email away from a closed deal! The anticipation is killing me... having anxiety attacks of being gazumped any second...

    Hi @Gen-Y, the pool wouldn't be impacting the structure of the building. It would be in the garden. Its a garden apartment. I'ts been approved by strata (easy step). Now the DA needs to be lodged to council. Then the real Dan Murpheys binge begins.

    Update:

    Grrr...so the agent texted me yesterday at 1pm saying they have a best and final from another agent and If I can't beat it, they will accept the offer,.which has a time expiration of 3pm.

    I know I can beat their best and final but I don't do business on Saturday as it's Sabbath. I texted the agent saying I can beat their best and final and I'll call you 8pm when Sabbath ends (agent understands this) to beat their offer. Please relay this to buyer. But I can't negotiate it before 8pm.

    Agent said "ok will do".

    I call the agent 8pm...no answer. Leave a text...no reply. So it may be lost. No regrets either way. I'll see if the agent calls me today....or Monday I'll call him first thing.
