    For sure there is a massive difference between both,, out the back of Inala in the flood zones
    and Sunnybank central,one is Chinese the other Vietnamese,and the one similarities they have they both work within the family network to make their children experience what was not possible for them..

    That would be a problem with the property. Maybe one suburb power outage per year, usually connected to storms.

    Not to mention the nuclear power station that just opened up there.

    The constant power "outrages".

    Not an Asian in sight, apparently "Moorooka" is an unlucky number.

    Constant threat of ISIS attacks in the area.

    Bushfires and floods at the same time. Flammable floodwater rushing in and inundating and burning down all properties in sight.

    Jails and highways planned through the whole heart of the suburb.

    Arid desert landscapes scattered with quick sand and hidden pits filled with grizzly bears!

    One could say the same thing about Mt Gravatt East. But there are less serious detractors (e.g. flooding, industrial, main roads).

    IMO holland park west, Holland park, Mount Gravatt, Mount Gravatt east, Moorooka were all top suburbs to buy 12-18 months ago. Best time. Next best time is now if the deal is good.

    I agree, but I think even 24 months ago. They have been static for a year now, so might be ready for a round two resurgence (although Holland Park has little going for it except being 'nice' and reasonably accessible imo.)

    I've touted greenslopes before, but having moved here, we love it. Accessibility second to nowhere. Locals hanging out on the parks/ovals with their kids or soccer friends every day, stones corner down the road. I thinks its hey day is still to come (although its moved 18% in 12 months already)

    Hell yeh. If you bought 24 months ago youd be smiling now for sure :) I also like greenslopes!

    Ok everyone. Lets just sum it up. No one buy in Brisbane, especially the 5-10km south of the CBD.

    It's like throwing your money away.

    Have a look on the second map here. Tells you the top 3 places for birthplaces for immigrants, excluding England and NZ which dominates most.
    Someone else had posted it on PC earlier, but its a great tool to research your question.

    You can search all capital cities. Significant % of some immigrant groups in some suburbs, which really confirms the trends.

    that's right...
    Once I am done buying an ip 5-10km of the cbd, then I open the market for others to buy. Till then there are other alternatives...such as south central LA, and Detroit.:)

    So currently there are quite a few 3 bedroom townhouses in gated communities in these 2 suburbs in the low to mid $300's is this the kind of stock forum members would go for in these suburbs if that was the budget available?

    Thank you Chindonly, thats a very good site for research...

    But is it me or that Brisbane only has the following major groups:
    - English and New Zealanders everywhere
    - Chinese/Taiwanese in a few clusters
    - Vietnamese/South Korean/Indians/South African/Philliphino in their own pockets

    Somehow it does not feel as diverse as Sydney/Melbourne?

    Yes what got me interested in this 2 suburbs are the accessibility and location, proximity to the 2 Westfields/CBD/Parks such as Whites Hill reserve. The suburbs are also seems to be cheaper than suburbs further away from CBD ie Sunnybank.

    The median has no doubt gone up close to 20% over the last 18-24 months, however if you look hard enough there are still 600m2 + blocks for under $600k.

    Calamvale yea, Runcorn...NO. Too much stock. Only buy houses in Runcorn. If your budget is mid 300's then stick to townhouses in Calamvale.

    It's not, Bernard Salt has written extensively about the movement of migrants. With exceptions new overseas arrivals mostly move to SYD/MEL and interstate migration occurs into Qld and until recently WA.
