Subdivision, bushfire zone and duplex

    How close is it to a R1 zone ? I have seen council allow rules for a nearby zone to be applied. We just had L&E overturn hills shire objections on this...The high rise (R4) zone was 1km away !! They said you could see if from the new proposed tower so its close enough. Council argued you wouldnt see anything if it complied with R1. L&E considered that for 10seconds before approving 10 out of 11 grounds to object which defied LEP. Developer withdrew one breach and it was then given green light.

    Yes, R3 zone is about 300M away, you can see multi-storey buildings from the site.
