    So:
    1. Who do I talk to? Town planners?
    2. Obviously this has to be resi block not rural/acreage?
    3. Have I missed anything else other than I'll need deep pockets to pay for all this and s74?
    4. Are some councils easier to deal with than others?

    How far through the process are you? Have you got the lot already, or is it one you're looking to buy?

    It depends on what you're doing.

    In some instances I have used a multi-disciplinary town planner/project manager on others a surveyor.

    Town planner, Surveyors are first port of call.

    where is subdivision?

    best to get local REA to give you some feedback on Draft subdivision plans

    then get some quotes for utility connections and cost.

    Thanks for all the suggestions. It's in NSW and haven't bought it yet. I'm only up to the tyre kicking stage.

    Will talk to a town planner soon-ish once I have a bit more clarity around the $ side.
