    Logan prices on the move with strong sales being recorded in suburbs like Slacks Creek. The ripple effect is well under way with neighbouring suburbs such as Daisy Hill and Springwood becoming expensive for first home buyers, these buyers are now looking at cheaper more affordable options.

    This house required two new bathrooms along with a new kitchen and sold for $457,500

    Yield is higher than normal for a 3/2 . 3 sheds , 8 car spaces ...

    Some people just buy on yield and it's rending for 560 / wk.

    If it was a standard 3/2 I'd be saying WTF !!

    From what I have observed it looks like almost everything in Logan has moved by 50k (or more) in contrast to similar properties I saw this time last year. How have you seen the demand on the ground for properties in 4114 @My House QLD?

    I had an IP in Slacks Creek about 4 years ago and I'm pretty sure I was getting around an extra $40 per week because of the massive shed at the rear. There's heaps of tradies in the area that want to be able to lock there equipment and toys up safely.

    In Slacks Creek a bog standard 3 bed 1 bath highset that's in decent condition and marketed properly is around 400k+ now provided it's not on a busy road or has a flood overlay. Prices have certainly moved in the last 6 months.

    In the last few days I have decided to really focus on Slacks Creek for an owner occupier. Seems like you get the same quality place for $100k less than just the other side of the freeway, which seems bat **** crazy to me.

    I'm really annoyed I missed this, which apparently went unconditional for $575

    good luck with that Nathan J. Good for access to the city and south. Maybe you shouldn't stop at the suburb boundary? Nice part of Tanah Merah is adjacent (the hilly bit).

    I always thought north of Park Rd was the best bit, but i know there is some support for the area behind Ikea as well.

    It was soooo cheap when we were looking in 2015. Can't beleive where it is now.

    Thanks bfl. We can't get much further away, as our son needs to get home from Cavendish Rd high school on buses (we can drive him there). That would be a cinch for a lot of kids, not so for ours...:)

    Yes, well Rochedale South could be on your radar also. If the $$ can get that far. And if dear son get's thrown out for unruly behaviour there are a range of good schools there also.

    Transport links really matter.

    We do love the idea of that area. Our maximum budget is mid 700's, and at the start of our search we thought that would be more than adequate, now I am seeing how tough it is. We do have a bit of time on our side thankfully.

    Mid 700s is too much for Slacks Creek IMHO, would be sufficient in Rochedale South.

    Nice place but surely you'd be looking for something with much larger land area for mid-700s in Rochedale South. This is only 620 SQM! Seems way over-priced.

    Well, the agent saying "high $700's" doesn't necessarily mean a lot. The requirement for vendors to remain in situ won't be to everybody's tastes. I love the location, and may even learn to like the carpet colour :). Anyway, worth a look see I reckon.
