Starting Development Company - Where to begin Melb

    @Westminster I have briefly looked into it and i try and avoid CGT by living in the houses whilst we complete these works. (Live in the front whilst we do the back and then live in the back when we reno the front). But thank you i will look into it to gather a greater understanding on it.

    Do you have any suggestion on books on the whole process? Or just keep reading these forums?.

    @albanga Thank you for the confirmation i will make sure that i run these numbers (when i gather the required numbers) to make sure anything i look at that i hit this minimum marker.
    Yes i definitely do not want to go big to early, i want to make sure i slowly build up and then along the way i learn more and make less mistakes.

    I have spoken to a land development company who have said for 2 that i should be looking at around 800m2. Any reason why they would suggest bigger than the 650-700m2?

    Yes the above exit points are exactly why i want to start on a retain and sub divide so worst case we are in a house that we can still make money off with some renos. I think its a great starting point to slowly get into it.

    I guess the only problem i am having is the area i am looking at being Lilydale, Mooroolbark, Chirnside, Boronia, Croydon, Kilsyth, FT Gully. That we are not finding much at the moment so i guess we just have to be patient and wait for the right one (Y).

    The back rooms are extensions and aparently have structural issues. So the plan would be to knock them down and keep it as a 3b 2b and then put one in the back.
    Speak to agent it would be low end of the range.
