    Hi All,

    I am buying my first investment property on Kallangur, Brisbane North. While signing the contract I verified the standard conditions of building and pest and finance. My solicitor says I should have added a condition for document
    21 Dwelling final and the MBRC final certificate.
    Its a 13 years old Property. I like the property. Should I cancel the contract because it will take 20 days and more for owner to get the documents ? Owner is not ready to wait .

    That is why you get the solicitor to review the contract before you sign it.

    Totally get your point. I don't think I did this for my PPOR. Checking if this mandatory ?

    It's not mandatory. How many times would you go and purchase a major item with a contract which goes into dozens of pages without reading the t&c? After all, you're only committing to $X00,000

    Unless you're fully aware of what you're signing, you put yourself at greater risk/poor bargaining position.
