Sold Open homes

    Increasingly seeing listings that are under offer (contract) but not shown as under offer on the listing and then having new open homes being scheduled.

    Have even seen sold signs on places but the listing is still up

    How common is this? It’s running rife in Brisbane in areas that are a sellers market. Why bother?

    I think it's just marketing their agency so potential sellers can reach out to them. It also encourages buyer enquiries which then gets added to their email list - since they have off market listings as well.

    Same as leaving the sign board up out the front of the property for months (I know of a for lease sign still up 2 years later :eek::mad:)
    It is all free advertising for the agency ( paid for by the vendor)

    This isn't new. I noticed a bit of that in Gold Coast this time last year.

    I've noticed that every house that has been sold recently in bayside victoria seem to not publish the house price. I think that's pretty telling.

    A contract can fail to complete.
    A property is not sold until the contract is settled.
    An efficient agent will continue to seek interest until the place is sold.

    Yep, had one recently where agent had people viewing the house up to the day before finance clause expired due to the amount of interest in the property and just in case the client couldn't get the finance approved. The kind of agent you want when selling
