Trying to buy. Looking for value, finding plenty of "runt of the litter" listings in some suburbs, and absolutely nothing listed in over the last month in other target suburbs. It's literally become a game of "guess what's wrong with this one." Kitchens with no space for fridges, houses backing onto very busy roads, neighbours with very active, loud, outdoor dogs, smack next door to a petrol station, even seen a house with ridiculously uneven land with manhole covers through the front and back yard. (Mine shaft access? Stormwater system? I have no clue.) Plenty of "do it yourself" grade renovations, code violations, ridiculous body corporate fees/levies... It's becoming quite a list.

I found a block of land I think I can subdivide, sell on and make $60k net. I'll let you know either way.

Your planning to make too much money... developments here... subdivisions there.... don't you know we're in a recession! You should be glued to your seat fixating on domesday predictions on the tellie.

Nvm, put down your subdivision papers for a moment and I'll send you Harry Dent's new report.

Asian and emerging markets. It is the most contrarian position at the moment, and where I see best value.

Asian equities are on the nose due to trade war and focus is on safety hence investors are buying US$, gold and bonds with 0-2% yields.

If/when the trade war blows over Asian equity markets will be one of the biggest beneficiaries.

Gross yeild is over 16%. I think there'll be very good equity in there too if I decide to sell on in a couple of years or so.

I can see an avenue in wealth creation by purchasing land in sought after coastal regional areas. More and more people opting for the Seachange. As long as you can sustain the holding costs I believe in the future, solid profits will be made. Remembering, that some of these blocks are in smaller coastal towns without all the Flash facilities, which seems to appeal to those transitioning from the larger cities.

One of my latest ventures is similar. To investigate OO coastal/beachy areas where there is a good margin for a reno and flip in a shorter timeframe. So far my research looks promising.

I feel there are some serious dollars to be made doing this. Location, location, location springs to mind.
    Good luck with your venture.
