Has anyone had experience with a project home builders dealing with small lots? We're looking at a small development in Brisbane's south and will be left with a 260 square metre site that would suit a small home/"detached townhouse". Rather than bringing in an architect, I'm wondering if there are local builders who specialise in homes already designed for these small sites. Any advice appreciated.
I'd have a look at some websites of project builders. Dixon has thousands of designs on their website for all different configurations and lot sizes. Jeremy
Try Thompsons Sustainable Homes. They are a QLD builder but they also have a Perth branch which I use. Thompson Sustainable Homes - Queensland - New Homes - House & Land Packages Their website isn't the best. If you look under Designs you won't see much of their small lot work. Their floorplans for Birtinya have some good small lot designs Oceanside Birtinya and Fitzgibbon Chase If you would like an introduction to them feel free to PM me.
With a small lot, it is worth considering a custom design/floor plan to optimise the use of the available space within planning codes. An existing design could potentially be a smaller floor space which may detract from end-value. Many smallish builders use contract building designers / drafties. I suggest having a preliminary chat to a few small builders to see what they can do. Make sure you do your due diligence in terms of quality of build, financial stability of the builder, construction time and value for money.
