Small Cold storage as IP - risks, costs & DD

    Hi,

    Long time reader, dabbling in commercial for the first time.

    Looking at buying a small 100m2 cold storage with a 10KW solar system. The additional equipment gives me cold feet (!).

    Has anyone had any experience owning small cold storages? or commercial with 10KW solar?

    1. What is expected economical life of the cold storage eqpt, compressors, insulation panels, door seals, etc?
    2. How much could it cost to replace the equipment (I know - bad question as it depends)? Are we talking multiples of $10k or closer to $100k?
    3. How much should I expect ongoing maintenance to cost?
    4. Any recommendations for decent cold storage mechanics in QLD to assess the state of the equipment and potentially maintain this?
