Shower over small corner bath. Keep, or replace with shower only ?

    Hi Guys,

    My first post on here, but I was a long term somersoft forum member.

    I have a long term rent and hold ( 1990's 2 bedroom house) in a regional area that's been flood damaged and is having the bathroom stripped and repaired under insurance.

    There is a shower over small tub and I have the option to replace it as per the existing or remove it and have a walk in shower,, either one would have a shower screen.

    I don't think there's enough room to put in a shower over full size bath as it would get very cramped. (existing plan to scale attached) and I've been debating for days on whether to keep the small tub or go with a modern walk-in shower.

    The tenants I have had over the last 20 years have been a mix of single mums and elderly couples. So there are pros and cons to each side.

    Interested in what others would do ??? Keep the tub for those with young kids or scrap it?

    What does your property manager think? They should have a good idea of what people want in the area.

    Turn the vanity 90° that will free up some width of the bath toilet area. Then put a 3/4 bath in place.

    As a 2 bedroom is there the expectation of a bath for kids?

    that small bath is handy but only for kids <4 so its a fairly limited market, provide a large laundry tub instead :) plus that bath is a likely turn off for older people to have to step over

    Remove bathtub and have a nice shower. That's what I'm going to do with mine when I renovate.
    I've seen Tenants' eyes lit up when they see there's no bathtub. Too much work cleaning and if they have kids, they can always use a plastic tub like our grandparents used to do.

    In my experience baths are definitely sought after for young families. From newborns right up. Chuck a couple of kids in at once. Chat to a few PMs.

    Based on your design, consider swapping the location of the toilet and shower.
    This way, you can have a longer shower instead and it can go to the depth of the basin.

    Thanks,everyone, I have decided to get rid of the small tub and have gone back to the builder with a couple of options, I think we will end up with a nice walk in shower as that's going to be a lot less work..

    The length of my shower depends upon how much time I have.
