After comparing Terri Scheer, TICA and Honan for landlord insurance, I am thinking of getting Terri Scheer, though it is more expensive than the other two ( TICA doesn't appear to cover accidental damage and Honan has higher excess). It is for a strata unit in NSW. However there were some negative reviews on TS. Does anyone recommend TS who has made claims in the past? Thanks

I use TS because of recommendations by the old Somersoft forums but I have yet to make a claim (thankfully).

If you are looking for Landlord insurance for a strata title property you can also get insurance through CHU - they don't really advertise it, but have a very competitive policu. They are also one of the largest companies in the industry for strata title insurance.

Obviously with every insurance policy see what the pros and cons are.

What you are currently being covered for with your current policy as opposed to what Terri Scheer cover in their policy. Obviously at the end of the day you do not want to be $1000s out of pocket when you make a claim for the difference of $50 - $100 for the annual cost of the policy.

There's a fairly extensive thread here that might be of interest to you.

I use Terri Scheer for my strata unit insurance in Qld, NSW and SA.

Does anyone know whether TS offers a discount to members on this board?

Thanks All. I went with Terri Scheer. May look into EBM as well in future, noting the positive comments on this site.

Is there any point of getting landlord insurance before you find a tennant? I'm thinking whether I need insurance protection like liability or legal in case someone has an accident during open homes?

Get the PDS of any Insurance your considering and read it along with the costs and how claims are handled and costs, then decide.

PDS doesn't mention anything about having a tennant or not.

My reply did not quote your message, so it was to the OP.

Call the insurer, I have building insurance as soon as I have an interest in a property, but I do not get LL specific portion until a place will be rented. I am not sure if you get it will no tenant if it will be valid or not, probably yes, for things such as contents, you def need building insurance.

Its a strata, so building insurance is not required is my understanding
