Should I put in shower or bath tub in reno for only bathroom of an investment property?

Should I put in shower or bathtub in investment property bathroom?

    I want to know what your opinion is about bath vs shower in the only bathroom of the main house.

    Last year I bought an elevated tropical home in Darwin as my PPOR with a fully self contained granny flat downstairs. We got the first home owner grant and $10k for renovation grant. The toilet and bathroom in the main house needs to be pretty much completely gutted out and redone. The bathroom is tiny and impractical but because it's so small (1600 x 1800) theres not much we can do to it but its going to take up the entire 10k plus more. There's currently a bathtub with a shower over it and we were planning to put in a new bath tub when we did the renos as in another 18 months this will be a rental property.

    But im starting to wonder if we should just put in a walk in shower instead of bathtub. The reasoning behind initially choosing to put in a tub was because we figured it will be more attractive to young families as this property with big backyard and pool around good school zone is ideal for that demographic.

    What do you think about tub vs shower in only bathroom of the house?

    Like you said a tub attracts more

    If going to expense of full Reno what's the floor plan and construction, can you make the bathroom larger or locate it somewhere else, make the current bath something else?

    I've attached a photo of the current bathroom and photos of the potential reno which I made up on the bunnings website with the accurate dimensions.

    This property has been very easily tenanted with the bathroom as is over the last 4 years particularly due to the granny flat downstairs. The rest of the house is in good condition with a beautiful tropical yard and deck and huge pool. Tenants in the past have been all hospital staff either as a sharehouse arrangement (3 bedrooms upstairs and one granny flat) or young doctors families with infants and toddlers.

    I would keep the bath with shower in it.
    And put vanity the same way it currently is provided it all fits. Looks better and seems a lot more practical.

    The reason for putting the vanity on the opposite wall is because the current layout has a window instead of the mirror on the vanity. We only just moved in and already there are shavings all over the floor when my husband shaves in front of the mirror without the sink there to catch it.
    Considering a custom made corner vanity but they look a bit old fashioned.

    Men need big round sinks. No need for the vanity to be so big though. I really dislike old vanities. No need to keep so much stuff there. Would get new slim one with big sink.
    And shower over bath. If possible, keep old one, why not.

    Parents with kids need a bath tub. Dont remove in a family home

    If there is room for the tub with shower over at the moment I wouldn't take it out.. as a rental it will cover more bases.

    For our PPOR we don't have a tub, and even though we now have a bub and expecting another soon, we won't put a tub in.. it's easier to give bub a wash at the same time we have a shower :D

    I would put one of those mirrors on an extendable arm, above the sink on the left hand wall.

    Your husband could pull it out and still shave over the sink.

    Adults have showers, kids have baths. Is your target market professionals or families?

    Even if you put a smaller sized bath tub in, the house will have a much better resale. Families still look for something to wash the baby in.
